Display Energy Certificates

A display Energy Certificate (DEC) is legally required by buildings larger than 250m2, which are partly or wholly occupied by public authorities. They are also frequently visited by the public.

The display energy certificate must be displayed in a prominent place, so it is clearly visible to all. The advisory report should be in your possession.

What is a DEC?

The Display Energy Certificate demonstrates the energy performance of a building over the previous 12 months. This is within the valid period of the DEC. The rating indicates the carbon dioxide (actual) emissions from the building. This allows to compare the CO2 emissions from different buildings.

The DEC is rated from A-G. A is the best, with a lower CO2 emission.

Your Visit

What will our assessor do?

  • The assessment report will be compiled based upon (but not limited to) some of the below:
  • Review of energy consumption data.
  • Occupancy assessment.
  • Providing measurements of CO2 emissions per square meter of the total useful floor area.
  • Lighting assessment.

On Arrival

The assessor will be taking site notes and photographs. This is to document anything found in the property. Remember, if they cannot see it and there is no evidence, they cannot include it. The assessor will do some of (but not limited to) the following things:

  • Date the property
  • Identify the wall construction and measure this
  • Identify the floor construction.
  • Identify the insulation within the walls, floors, roofs.
  • Date and measure the wall thickness of any extensions, alongside floor and roof constructions/insulation.
  • Identify heating systems and heating controls
  • Identify lighting types
  • Identify ventilation
  • Measure the property’s length, width and height.

Post Visit

What happens after the visit?

The assessor will enter the information into the software, generating the certificate and advisory report.

Your assessor will have stored the photos collected on site and will keep these for 15 years. They will enter the elements identified and measurements into their software. This will generate the EPC and recommendations.

Post EPC

The assessor is available to discuss the findings and recommendations if required. This should support your next steps.
